
Architectural Review Committee The Lake Geneva Manor Association Board of Directors, on June 17, 2006, approved the formation of the Lake Geneva Manor Association Homeowner Architectural Review Committee. The goals of the committee are many, but include enforcement of Lake Geneva Manor Association Covenants and Restrictions, all City zoning ordinance building codes, working with the builder and the City Plan Commission and City Council and City Staff. The Chairman of the Committee will coordinate the activities of the Committee (which the Chair shall appoint) and its members as deemed necessary. The current Committee Chairman is: Mr. David Frost dfrost@frostpartners.com The Committee will report to the Lake Geneva Manor Board of Directors from time to time. BUILDING GUIDELINES WITHIN LAKE GENEVA MANOR (revised 06/17/2007) 1. Lot Size: Area 9000 sq ft and 75 Ft width (same as city SR-4 zoning)
2. Height: Limited to 32 feet highest point of any roof (city has 35 foot to mid-point of roof)
3. Maximum total area living floor space: 35% of total lot area
4. Set backs (same as city SR-4)
5. For houses torn down or replaced for any reason
6. All new residence construction, new additions, garages, accessory buildings, second story additions, plans shall be presented to the LGMARC 45 days before any City Plan Commission meeting. 7. The builder is required to stake out the foot print of a new house, garage, driveway and rope line same, so neighbor’s have a clear understanding of what construction is being requested. 8. The LGMARC requires a correct set of building plans for the construction project, certified and sealed, by a professional architect and/or engineer. 9. The LGMARC fee of $150.00 for Manor Owners is to be paid directly to the Manor Treasurer. These fees will be used for general expenses, such as copies of building plans, copy paper, mailing costs to update members, etc. |
